Drury ground, and why local matters here
Franklin ground is not uniform. You get free draining material in some places and heavy, water holding clay in others, often on the same site. The water table can sit high through winter, and a trench that stood open and dry in February can be a problem in July. None of that is exotic; it is just the reality of building flat residential land near a floodplain, and it dictates how you dewater, how you shield a deep trench, and how you compact backfill so the road does not pump later.
We carry the plant to deal with it rather than hire it in when something goes wrong. Bypass and dewatering pumps keep a trench workable. Trench and manhole shields let us go deep safely in ground that will not stand on its own. A hydro vac lets us pothole and expose live services without putting a bucket through them, which matters near existing mains. And we run our own traffic management, so when a connection lands on a live road we are not waiting on a third party to set up a lane closure.

How we run a subdivision stage, start to finish
Every developer has been burned by a contractor who is quick to start and slow to finish, who leaves the as builts and the snag list dangling while the next job pulls their crew away. The thing that protects you is sequence and inspection discipline, not promises. Here is the order we work in, and the gates we will not skip.
1. Set out, services location and dewatering plan
Before a bucket moves we confirm the survey set out against the engineering drawings, locate and pothole existing services with the hydro vac, and agree the dewatering and erosion and sediment control plan. Sediment control is not paperwork; an uncontrolled discharge into a Drury waterway is a stop work and a council problem you do not want with your name on it.
2. Earthworks and subgrade
Cut to fill is placed and compacted in layers, soft spots are undercut and replaced, and the subgrade is proof rolled and tested before anything is built on it. Get this wrong and every layer above it inherits the fault.
3. Deep services first
Gravity sewer goes in first because it is the deepest and the least forgiving on grade. Stormwater follows, then the pressurised watermain, then the shallower service ducts. Laying deep to shallow means we are not crossing back over finished work. Each line is laid to the designed grade, bedded and surrounded correctly, and the laterals are stubbed and located so the section crew can find them later.
4. Test, inspect, record
Pipework is CCTV inspected and tested before it disappears. Watermains are pressure tested and disinfected before connection. Manholes are checked for level and benching. We book the engineer and council inspections at the right gates and hold the line on them, because a buried line that fails later is the single most expensive thing on a subdivision.
5. Road, kerb and finishing
Subsoil drainage, basecourse, kerb and channel, then the pavement up to seal. Reinstatement, topsoil and the final tidy follow. As builts and the producer statements are compiled as we go, not scrambled together at the end, so your CCC application is not waiting on us.
On a subdivision, the cheapest metre of pipe is the one you only lay once. Everything we do underground is built around the inspection that signs it off, not the day it goes in the ground.
The plant and the people behind the work
Subdivision civil is a plant game. You cannot move bulk earth or set trunk drainage at programme speed with light gear, and you cannot keep a stage moving if every machine is on hire and subject to someone else's availability. We run eleven excavators from five to thirty five tonne, three JCB telehandlers, trucks and trailers, and an articulated transporter rated to twenty five tonne so we can shift our own plant between sites without waiting on a float.
Plant is only half of it. The other half is whether the crew running it is competent and safe in a live civil environment, because a subdivision is a working construction site with deep excavations, heavy machinery and, often, live services and traffic alongside. Our people are Site Safe trained and competency assessed to the Construction Safety Council Tier 1 framework. We hold confined space, first aid, traffic control and the relevant driver endorsements, we work to documented safe operating procedures, and we run a custom health and safety system rather than a borrowed template. For a head contractor, that is the difference between a subcontractor who adds to your risk and one who reduces it.
Registered drainlayers sign off the drainage work. That is not a nice to have on a subdivision; it is what stands behind the as builts and the compliance documentation your engineer and the council will rely on.

We are a head contractor; how do you fit into our health and safety system?
Our crews are Site Safe trained and competency assessed to the Construction Safety Council Tier 1 framework, with confined space, first aid, traffic control and driver endorsements, documented safe operating procedures, and our own health and safety system. We also run our own traffic management. The point is to reduce the risk you carry as principal, not add to it.

Can you mobilise quickly if a stage timeline moves up?
Being based in Pukekohe, a Drury site is a short float from our yard, and we run our own fleet of eleven excavators plus telehandlers and an articulated transporter.
