Subdivision Drainage Contractor — Auckland

Subdivision drainage is the part of a development that buries most of its risk. Get the levels, the falls and the connections right and nobody ever thinks about it again. Get them wrong and you are digging up a sealed road, arguing over an as-built, or waiting on a council inspector who won't sign off. We build the wet civil that sits under Auckland subdivisions: stormwater and wastewater reticulation, the connections, the manholes and the soakage, set out to the engineer's design and the relevant council standards.

We are a civil and drainage contractor of about 20 years, based in Pukekohe in the Franklin district, with a permanent crew in Queenstown as well. Around 25 of us, registered drainlayers among them. Most of our subdivision work sits in the southern growth corridor, Pukekohe, Paerata, Drury, Karaka, Pokeno, where greenfield land is being turned into titled lots, but we work right across the region. The point of this page is to set out how subdivision drainage actually runs on a job, what we bring to it, and where the time and the risk usually sit.

If you are a developer, a land surveyor, a project manager or a head contractor pricing the civils on a subdivision, you already know the drainage line item is rarely the biggest number on the schedule. It is, though, the one most likely to hold up titles. So it pays to have it run by a crew that has done it before and can read the design before the digger turns up.

What subdivision drainage actually covers

On a typical Auckland subdivision the drainage scope splits into two networks that get built more or less together but answer to different rules. Stormwater takes the runoff: the road, the lots, the hardstand. Wastewater takes the foul flow off each lot to the public sewer. Both run in trenched, bedded pipe, both terminate in manholes or junctions, and both have to be laid to a designed grade so they drain by gravity wherever the levels allow. Where they don't, you are into pump stations and rising mains, which is a different conversation.

The work itself is a sequence, not a pile of tasks. You set out, you excavate and shield the trench, you bed and lay pipe to grade, you build the manholes and junctions, you connect each lot, you backfill and compact, and you prove the lot before you cover it. Get that order wrong, or skip the proving, and the rework is expensive because it is under ground that is already reinstated.

Stormwater

Stormwater reticulation carries the surface water to a discharge point, an existing public network, a watercourse, or an on-site device. On greenfield sites the device matters: detention and treatment are usually a consent condition, so you are not just moving water, you are holding it back and cleaning it to a standard before it leaves the site. We have built detention tanks on commercial jobs, including one for a Ryman retirement village, and the same gravity-and-storage logic applies on a subdivision. Soakage and rain gardens show up where the geotech supports infiltration.

Wastewater

Wastewater reticulation is less forgiving on grade. Foul flow has solids in it, so the pipe has to self-clean, which means the minimum falls in the standards are there for a reason and the inspector will check them. Each lot gets a connection point, set at a level and a position the future house build can actually use, which sounds obvious until you have seen a connection stubbed at the wrong invert. We lay the mains, build the manholes, and bring each lateral to its boundary point ready for the lot owner's drainlayer to pick up.

How we run a subdivision job

Most of the value a drainage contractor adds happens before and around the digging, not during it. Here is the order we work in.

  1. Read the design and the consent. We go through the engineer's drawings, the levels, the long sections and the consent conditions before we mobilise, and we flag anything that won't build the way it is drawn while there is still time to resolve it.

  2. Locate existing services. Hydro-vac potholing over known service corridors so we expose live cables and pipes by sucking, not striking. Our truck-mounted hydro-vac does this cleanly.

  3. Set out and establish levels. Survey control off the design so the falls are right from the first length of pipe, not corrected halfway down the run.

  4. Excavate and shield. Trench to grade with the right excavator for the depth, trench shields or manhole shields in wherever the ground or the depth calls for it. We carry our own.

  5. Bed, lay and grade. Bed the pipe, lay to the designed fall, and check grade as we go rather than at the end.

  6. Build structures and connections. Manholes, junctions, and the lot connections at their set levels.

  7. Prove, backfill and compact. Test the line, then backfill and compact in layers so the trench doesn't settle under the road later.

  8. As-built and handover. Record what was actually built for the surveyor and the council, because the as-built is what releases the title.

Dewatering runs alongside all of this. Auckland's southern soils and a wet trench are a common pairing, so we keep bypass and dewatering pumps on hand to keep the trench workable while pipe goes in. When a live line has to stay in service during a tie-in, we bypass it rather than shut it down.

The drainage isn't finished when the last pipe is laid. It's finished when the line is proven, the trench is compacted, and the as-built is in the surveyor's hands. That last step is what releases the titles, and it's the one most often left until it's a problem.

Plant and crew, and why it matters on a subdivision

Subdivisions reward a contractor who can self-perform. The fewer subbies and hire-ins between you and the work, the fewer the handoffs where a job stalls. We run our own fleet and our own people, so we can match the machine to the trench and keep moving.

The plant covers the range you actually meet on a subdivision: 11 excavators from 5 to 35 tonne, so a 5-tonne can work a tight lateral while a 35-tonne handles deep mains or bulk dig; 3 JCB telehandlers for materials and structures; trucks, trailers and an articulated transporter that floats plant up to 25 tonne between sites or stages. The hydro-vac handles potholing and wet excavation around services. Bypass and dewatering pumps keep trenches dry. Trench and manhole shields keep crews safe at depth. We run our own traffic management too, which matters the moment a drainage run crosses or sits in a live road.

On people, the crew is competency-assessed to the Construction Safety Council Tier 1 framework, with Site Safe training, confined space, first aid, traffic control and driver endorsements behind it. Manholes and deep trenches are confined-space and shoring work, not optional extras, so the tickets and the safe operating procedures are there because the work demands them. We run a custom health and safety system across our sites rather than a generic folder that nobody opens.

Drainage work that ties into a public network has to be done or supervised by a registered drainlayer, and we have them on the crew. That registration is what stands behind the connections and the sign-off, and it is worth confirming with any contractor before they price your civils.

Where we work, and the jobs behind the claim

We are busiest through the southern growth area, Pukekohe, Franklin, Papakura, Takanini, Drury, Karaka, Paerata, Pokeno, and out to Manukau and Wiri, with work north and west as well, Hobsonville, Whangaparaoa, Silverdale, Kumeu, Riverhead. The Queenstown crew covers the South Island side of the business.

The subdivision and infrastructure experience isn't theoretical. We have built public sewer on the Penlink project for Fulton Hogan and done enabling works at Tauriko for Downer. We delivered stormwater upgrades at Paerata Station and at the Wiri EMU depot for TRS, and TDM subdivision works at Hobsonville. On the energy and commercial side we have subcontracted civils to Ventia and across Vector's programme, and done a data centre upgrade for Spark at Takanini. That mix, public reticulation, station and depot stormwater, subdivision civils, is the same skill set a subdivision draws on.

Why self-delivery shows up in the programme

When the digger, the shoring, the pumps, the transporter and the traffic management all come from one yard, the programme has fewer external dependencies. A wet week doesn't strand you waiting on a hire pump; a service strike doesn't stop the job because the hydro-vac is already on site. For a developer holding finance against a title release, that predictability is usually worth more than a slightly keener day rate from a crew that has to hire half the job in.

Pricing and programming the drainage on your subdivision

Every subdivision is its own job. The ground conditions, the depth of the mains, the discharge point, the number of lots and the consent conditions all move the number, so the honest answer to 'what does drainage cost' is that we price it off your drawings, not off a rate card. What we can tell you up front is what we will want to see to price it well: the engineer's drainage design and long sections, the consent and its conditions, the geotech if you have it, and the staging if the subdivision is being titled in releases.

Frequently asked questions

Do you lay both stormwater and wastewater, or just one?

Both. On most subdivisions the two networks are built together, and there is real efficiency in one crew setting out, trenching and proving both rather than splitting them across contractors. We lay the mains, build the manholes and junctions, and bring each lot connection to its boundary point on both networks.

Are your drainlayers registered?

Yes. We have registered drainlayers on the crew, which is what the law requires for work that connects to a public network and what stands behind the council sign-off. It is worth confirming registration with any contractor before they price your subdivision civils, because the connections and as-builts depend on it.

Can you handle deep mains and difficult ground?

Yes. Our excavators run from 5 to 35 tonne, so we can dig shallow laterals and deep mains, and we carry trench and manhole shields for working safely at depth. For wet trenches we run bypass and dewatering pumps, and our hydro-vac handles potholing around live services so we expose them without striking them.

Do you do the traffic management when drainage runs cross a road?

Yes, we run our own traffic management. That matters on subdivisions where a stormwater or wastewater run sits in or crosses a live road, because it keeps the drainage programme under our control instead of waiting on a separate TM contractor to mobilise.
