Residential Drainage & Drain Repairs — Franklin & South Auckland

Most residential drainage work in Franklin and South Auckland isn't complicated on paper. A new connection to the public main, a repair on a collapsed line, a stormwater run that has to clear a section before the slab goes down. What separates a job that passes inspection first time from one that gets dug up twice is the detail: how the trench is shielded, how falls are set, who signs the as-builts, and whether the people on site are actually registered to do the work they're doing.

We're Draeinail. We've spent roughly twenty years running civil and drainage crews out of Pukekohe, and our day job is large infrastructure: public sewer for Fulton Hogan on Penlink, stormwater upgrades at Paerata Station, energy civils across Vector's network. The same registered drainlayers, the same machines and the same documented procedures sit behind the residential drainage and drain repairs we take on across the Franklin basin and the wider South Auckland fringe.

This page is for the people who hire us on the smaller end: builders setting out a new dwelling, developers finishing the last lots in a subdivision, project managers and head contractors who need a drainage subbie that turns up with its own gear and its own paperwork. What residential drainage actually covers

Residential drainage splits into two streams that share a trench but answer to different rules. Foul (sewer) carries wastewater from the dwelling to the public sewer or an on-site system. Stormwater carries surface and roof water away to the kerb, a soakage system or a council stormwater connection. They're laid to different gradients, kept apart by separation rules, and tested differently. A drainlayer who treats them as one line is the drainlayer who gets the section condemned at inspection.

On a new build we set out and lay both: the in-ground sewer drain from the gully traps and fixtures to the boundary connection, and the stormwater network from downpipes and area drains through to discharge. On an established property the work is usually reactive. A line has failed, a gully is surcharging, tree roots have found a joint, or a renovation has moved the kitchen and the waste has to be re-run. Either way the principle holds: prove where the water is meant to go, then build the fall to take it there.

New connections and subdivision lots

New connections are where the council relationship matters. The public main has to be tapped or the lateral picked up at the right invert, the connection consented, and the as-built lodged so the property records are clean for the next owner or valuer. We do this constantly on subdivision work. We laid the public sewer on Penlink for Fulton Hogan and ran the TDM subdivision drainage at Hobsonville, so a single residential lot connection is well inside our range. When a developer hands us the last few sections of a subdivision, the lots get the same treatment the rest of the site got.

Drain repairs and failures

Repairs start with finding the real fault, not the symptom. A blockage that keeps coming back usually isn't a blockage. It's a belly in the line, a cracked socket letting in silt, or roots at a joint that was never sealed properly. We locate the line, work out whether the problem is point or whole-of-run, and price the fix against what we actually find rather than what we'd prefer to find.

Why a big-civils contractor for a residential drain

It's a fair question. You don't need a 35-tonne excavator to repair a sewer lateral, and we're not going to bring one for that. What you get from a contractor built for infrastructure is depth behind the job, and that depth shows up in the boring parts that decide whether a job goes well.

We run our own fleet, so we're not waiting on a hire yard or a subbie's subbie. Eleven excavators from 5 to 35 tonne means we can match the machine to the access, a 5-tonne for a tight residential side-yard, something heavier for a deep boundary connection in clay. We carry three JCB telehandlers, trucks and trailers, an articulated transporter rated to 25 tonne, a hydro-vac for safe non-destructive digging around services, bypass and dewatering pumps for when the water table won't cooperate, and trench and manhole shields so deep digs are safe and compliant. We bring our own traffic management when a job touches the road.

That self-sufficiency is the whole point. When the unexpected shows up mid-dig, an unmarked service, groundwater, a deeper main than the plans claimed, we've already got the gear on the truck to deal with it. We don't stop the job to go find a pump.

The cheapest drainage job is the one you only pay for once. Most repeat call-outs trace back to two things: a fall that was guessed instead of set, and a crew that wasn't registered to certify what they laid.

How we run a residential drainage job

The sequence below is the same one we use on civil sites, scaled to a single property. It's deliberately front-loaded. The cheap time to find a problem is before the trench is open.

  1. Site assessment and location. We confirm what's already in the ground, locate existing lines and services, and check the discharge point is real and legal before we quote.

  2. Set the design and falls. Sewer and stormwater get their own grades and separation. We work to the standard gradients and pipe sizes the work calls for, and we set them, we don't eyeball them.

  3. Excavate safely. Trench shields go in on anything that needs them. The hydro-vac comes out near live services so we expose rather than strike them.

  4. Lay and bed. Pipe is bedded properly, jointed to spec, and supported so it holds line and fall once the trench is backfilled.

  5. Test and inspect. The line is tested and presented for council inspection where the work is consented. Nothing gets covered until it's signed off.

  6. Reinstate and as-built. We backfill, compact, reinstate the surface, and lodge the as-built so the property records are accurate.

For a head contractor or PM, the part that matters is the last two steps. We don't hand back a job that hasn't been tested, and we close it out with the paperwork that keeps your file clean. That's the same discipline we bring to the enabling works we ran for Downer at Tauriko and the stormwater upgrade at the Wiri EMU depot for TRS.

Registered drainlayers, real safety, real paperwork

Drainlaying is restricted work. Sanitary drainage has to be carried out or supervised by a registered drainlayer, and the certification that follows the job is only worth something if the person signing it holds the registration. We do. That isn't a detail to wave past. It's the difference between an as-built the council accepts and one they don't.

Behind the registration sits the rest of the system. Our crews are Site Safe trained and competency-assessed to the Construction Safety Council Tier 1 framework. We hold confined space, first aid, traffic control and driver endorsements, we work to documented safe operating procedures, and we run a custom health and safety system rather than a folder that gets opened for audits. Most of that is invisible on a residential job and that's the point: it's why the job runs without incident and without a stop-work.

For developers and head contractors, this is the bit that de-risks bringing us on. Our prequalification answers are already written, our SOPs already exist, and our crews are already assessed. We slot into your site safety system without becoming the weak link in it. It's why we hold subcontract work for the likes of Ventia on energy civils, and why we've delivered on sites as controlled as a Spark data centre upgrade in Takanini and a Ryman detention tank.

Our home patch is Franklin and the southern edge of Auckland, and we're set up to be on most South Auckland sites quickly. That core covers Pukekohe, Paerata, Karaka, Drury, Pokeno, Papakura and Takanini, reaching up through Manukau and Wiri. We also work north and west of the city, into Hobsonville, Whangaparaoa, Silverdale, Kumeu and Riverhead, and we run a permanent crew in Queenstown for work in the south.

Frequently asked questions

Will the work be signed off by a registered drainlayer?

Yes. Sanitary drainage is restricted work, so it's carried out or supervised by a registered drainlayer and certified accordingly. Where the work is consented, we present it for council inspection and lodge the as-built, so your property records and your project file are both clean. That certification is the whole reason to use a registered crew rather than someone who'll dig a trench cheaper.

Do I need to arrange machines, pumps or traffic management?

No, that's on us. We run our own fleet, from 5-tonne excavators for tight access up to heavier machines for deep connections, plus a hydro-vac, dewatering and bypass pumps, trench shields and our own traffic management. You don't coordinate hire gear or chase a separate TM contractor, which is usually where small drainage jobs lose time.

Can you handle the last lots in a subdivision, not just one repair?

Yes, and it's squarely what we do. We run subdivision and civil drainage as our main business, including public sewer and stormwater networks, so a handful of finishing lots is a comfortable scope. The lots get the same setting-out, testing and as-built discipline as a full civil contract.

How do you price a drain repair when you can't see the fault yet?

We locate the line and establish whether the problem is a single point or the whole run before we commit to a price, so the quote reflects the actual fault rather than a guess. If a so-called blockage is really a belly or a cracked joint, you find that out before the work starts, not halfway through an invoice.

What gradients and pipe sizes will you use?

We work to the standard gradients and minimum pipe sizes the building code and the relevant drainage standards require for the line in question, with sewer and stormwater laid separately to their own falls. The specifics depend on the run, the discharge point and the fixtures it serves, which is why we set them on site rather than assume them.
